The first step we recommend as you begin your home search is to speak with a mortgage lender. They will send you an application to gather your personal and financial information and offer to set up a call to answer any questions you might have. Once you have your pre-approval, we can discuss items like: what budget you feel comfortable spending, how the current market is trending, and offer properties that would fit your criteria.

We can always help you with an introduction to a lender and help coordinate.

Zenlist is a mobile app that is directly connected to the MLS (multiple listing service) database and provides real-time market updates, including access to see all properties that are both active and coming soon to the market. We help curate a specific home search for each of our clients based on their criteria, while being able to edit their search at any time. Zenlist also allows for interactive collaboration in the app with chat and notification features that are customizable.

What you should know about Closing & Escrow

An escrow is an arrangement in which a disinterested third party, called an escrow holder or settlement agent, holds legal documents and funds on behalf of a buyer and seller, and distributes them according to the buyer's and seller's instructions.

What you should know about Title Insurance

The decision to purchase a home is probably the largest and most important financial decision you will make. You will want to make sure that title to the property is indeed yours and that, unknown to you, no one else has liens, claims, or encumbrances on your property. Title insurance guarantees you against losses from any defects in title that may exist in the public records at the time you purchase that property, and certain other risks described in the title insurance policy.

There is an instructional video as well helping with making payments online. Keep in mind that when you buy a home, your property taxes will be assessed off that new purchase price.

You’ve found “the one” and you’re ready to make an offer! We’ll help you formulate a fair, data-driven purchase offer based on in-depth market analysis, and draw up the purchase agreements. If issues arise, we’ll work with you to develop strategies on how best to proceed. You’re getting close, and you don’t want to set yourself up for a houseful of headaches.

This part can get complicated, but we know from experience how to keep the crucial final stages of loan approval from becoming overwhelming. We’ll regularly monitor the progress of your transaction and keep you fully aware of unexpected funds that might be expected from you.
